Possibilities
of Kīpū
Its scale and diversity support a remarkable range of uses—from working pasture and orchards to conservation, education, and quiet recreation. The next chapter will depend on vision.
For over a century, Kīpū remained intact under families who worked with the land. They ran cattle and left the forest standing. The next chapter will depend, as it always has, on how someone chooses to live with it.
Zoned Agricultural and Open, Kīpū continues to support ranching, native forest, and a landscape shaped more by weather than by human hands.
The land has supported pasture, forest, and purpose for generations. That hasn’t changed. But the future here isn’t fixed. It’s flexible.
Zoning allows for working agriculture, stewardship, education, and a home. The scale supports more than one kind of use without crowding.
What comes next will depend on vision.
The Land as It Is
Permissible

These uses are allowed outright under zoning – (§ 8‑2.4(q))
Note: Building ordinances still apply to any new structure. You’ll need building permits, inspections, and Department of Health approvals for anything built (homes, barns, solar systems, etc.).
